Assistance Grants for Homeowners and Homebuyers

Purchasing a home may be one of the most important financial decisions you’ll make in your life. We know that having a little extra money to put into your home can make a big difference for your bottom line.

That’s why Gulf Winds is offering grants of $5,000 - $15,000 for eligible borrowers. The number of grants available per year is limited, so they are available on a first-come, first-served basis.

There are many ways you can qualify, and grants are not limited to new homebuyers. If you already own a home and it needs a little TLC, we have options for you, too.

First-time Homebuyer Grants

Assistance up to $5,000

Who Qualifies?

  • An individual who has had no ownership in a principal residence during the 3-year period ending on the date of purchase of the property. This includes a spouse (if either meets the above test, they are considered first-time homebuyers).
  • A single parent who has only owned with a former spouse while married.
  • An individual who is a displaced homemaker and has only owned with a spouse.
  • An individual who has only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations.
  • An individual who has only owned a property that was not in compliance with state, local or model building codes and which cannot be brought into compliance for less than the cost of constructing a permanent structure.

Community Partner Grants

Assistance up to $7,500

Community partner grants include currently employed or retired law enforcement officers, educators, healthcare workers, firefighters, and or any other first responder, such as an emergency medical technician, member of a National Guard, or a reservist.

Foreclosure Recovery Grants

Assistance up to $15,000

These grants can be used for the purchase of qualifying foreclosure properties.

Veteran Grants

Assistance up to $10,000

Anyone who is currently serving or has served in any branch of the U.S. military, their spouse, or their surviving spouse is eligible for assistance of up to $7,500.

Anyone that is currently serving or has served in an overseas military intervention environment for any branch of the U.S. military, their spouse, or their surviving spouse is eligible for assistance up to $10,000.

Assistance Grants FAQs

How can the funds be used?

Our assistance grants can be used to reduce the principal on your loan or for down payment and closing costs.

What are the income limitations for grants?

Household income must be at or below 80% of the county area median income, or the state median family income, adjusted for family size as published by HUD.

Do I have any obligations to meet in order to receive assistance?

Yes, homebuyers are required to contribute a minimum of $1,000 and attend a designated homebuyer counseling program.

Will we have to pay the money back if we sell the home?

If you own and occupy the home for at least five years, you do not have to pay back the grant. If you move or sell the home before five years then you will be required to pay back the funds.
